Home service quote checklist

A quote is only useful when you know what is included. Use this checklist to compare bids on the same scope, not just the lowest headline price.

1. Scope of work

• What exact problem is being solved?
• What materials, parts, equipment, fixtures, or products are included?
• What prep, access, teardown, cleanup, hauling, and disposal are included?
• What related work is excluded, such as drywall, trim, electrical, plumbing, paint, or landscaping?

2. Price structure

• Is the quote fixed-price, time-and-materials, diagnostic-first, or allowance-based?
• What conditions can trigger a change order?
• Are permits, inspection fees, delivery, disposal, and taxes included?
• What is the payment schedule, and how much is due before work begins?

3. Business and licensing checks

• What is the contractor's legal business name?
• Is a license required for this trade in your state or city?
• Who pulls permits when permits are required?
• Can they provide proof of insurance before work starts?

4. Warranty and accountability

• What is covered by manufacturer warranty versus labor warranty?
• How long is the workmanship warranty?
• What voids the warranty?
• Who handles warranty calls if a product manufacturer and installer disagree?

5. Timeline and disruption

• When can the work start, and how long should it take?
• Does anyone need to be home?
• Will utilities, water, heat, cooling, or power be interrupted?
• How will the home be protected during work?

6. Pressure test before signing

• Ask the pro to explain the quote in plain language.
• Ask what they would remove if you needed to reduce the price.
• Ask what they would not cut because it would create a future problem.
• Do not sign the same day if the price depends on a pressure discount.
